What the numbers mean

The typical home in 19121 is assessed lower than the typical home citywide. From 2026 to 2027, 47% of single-family homes here saw their assessment go up, 9% stayed the same and 44% went down.

Your own home can land anywhere in that range. If your assessment went up and you're not sure why, start with why assessments go up. If you think your value is wrong, a First Level Review or a formal appeal is how you challenge it.

The Homestead Exemption in 19121

Rentals and second homes can't get the exemption, so a home without it isn't necessarily missing out. That's a big part of why the share swings so much by ZIP code, from 29.2% in 19102 to 77.7% in 19154.

If you own the home you live in, the exemption takes $100,000 off its assessed value, and the city says most homeowners save up to $1,399 a year. Read how the Homestead Exemption works, or look up your address to see whether your home already has it.

How these numbers were figured

They come from the city's Office of Property Assessment (OPA) records. They count the properties in ZIP code 19121 that OPA classifies as single-family, which includes rowhomes, twins and condo units. Only Philadelphia properties are in those records, so a ZIP code that crosses the city line is counted on the Philadelphia side only.

"Typical" means the median: half the homes are above it and half are below. The change compares each home's 2027 value with its 2026 value, for homes that have both. We only publish ZIP codes with at least 1,000 single-family homes, so every number here is based on at least that many.
