What is the Philadelphia property tax rate?

Philadelphia's Real Estate Tax rate is 1.3998% of your property's assessed value for the 2025 tax year. It's two taxes added together: 0.6159% for the City of Philadelphia and 0.7839% for the School District of Philadelphia.

Note: 2025 is the most recent tax year the city's Real Estate Tax page lists a rate for. A new City budget can change the rate, so confirm the current year's rate with the city before you rely on it.

How your bill is figured

Your Real Estate Tax is your taxable assessed value times the rate. The Office of Property Assessment (OPA) sets the assessed value. If you have the Homestead Exemption, $100,000 comes off the assessed value before the rate is applied.
